Washington, D.C. is ranked as the 4th most expensive rental market in America. Tied with San Jose, CA, the median price for a 1 bedroom rental costs $2,040 a month in D.C.
The most expensive city in the country is San Francisco at a median $3,460 for a 1 bedroom.
Why is Washington D.C. so Expensive?
For all of the more expensive rental markets like Washington D.C., the simple economic answer is that demand exceeds supply. There are a few more specific reasons as to why D.C. is among the most expensive.
Washington has experienced moderate gains in employment rate. The Bureau of Labor Statistics reports that employment rose 1.5% from January 2014 to January 2015. It doesn’t seem as significant compared to the national increase of 2.3%, but even 1.5% can raise the demand.
Another reason is that homeownership levels are at the lowest they’ve been in 25 years. Usually renting is a temporary stepping stone to home ownership, but many renters are fine staying put for now. Since units are tied up with a high number of tenants, that decreases the supply of rentals to meet the demand.

Is it Better to Buy or Rent in Washington D.C.?
It’s a better to buy a home in Washington DC. Washington DC may have high rent prices, but compared to similarly priced cities like San Jose, DC is more affordable for buying a home. , Median home prices in D.C. were at $500,000, as of April 2015.
If you can afford a 20% down payment on a quality home that you’ll live in for more than 5 years, then buying is the smarter choice.
Trulia reported that it is 32% cheaper to purchase a home in Washington D.C. That result is based on the conditions of a 20% down payment, 3.87% interest rate with a 30-year mortgage, itemized tax deductions at the 25% bracket, and staying in the home for seven years.
Expensive rent makes it hard to save up for a down payment. Our advice is to save until you have a considerable down payment for a home that you could live in for 5 or more years.
